Terms of agreement for the use of the space. These terms are “agreed” to after a walkthrough of the space in the booking system as part of the space-specific “plan” when you are approved in the system.

This use is for:

Working Artists

Choosing this option will allow you to book space at  SomArt @ the Armory 191 Highland Ave 3rd floor after the following criteria has been met:

  • Attendance and completion of one site visit/walkthrough sessions available on a bi-weekly basis before any booking can be made.
  • Agreement/understanding that no loud noises will be made as there are residences adjacent to the space.
  • Agreement/understanding that the space will be used for rehearsal only.  All other uses need to be approved by the Art Space Coordinator with the Somerville Arts Council.
  • Agreement/understanding that the space is intended for artists only no unregistered public is allowed in the space without being registered in the system as a guest.
  • Agreement/understanding that maximum capacity is currently 15 people. All persons in addition to the booking artists must be registered in the system as a “guest”.
  • Agreement that there is a maximum number of hours per week which is limited to 6 hours/week/booking artist.
  • Agreement/understanding that no storage is allowed without prior arrangements with the Art Space Coordinator of the Somerville Arts Council.
  • Agreement/understanding that as a booking artist you are responsible for the security and safety of securing the space at the end of each booking with key provided in the lockbox.
  • Agreement/understanding that as a booking artist you are responsible for the cleanliness and security of the space by picking up after you are finished and doing a dust mopping of the space at the end of your time and making sure the door is fully shut and locked at the end of your booking.
  • Agreement/understanding that you are responsible for turning off any lights and/or devices which were turned on during your time in the space.
  • Agreement/understanding that you must fully complete a checkout procedure via the QR code posted on the back of the door at the end of your booking.

All policies will be reviewed during the introduction to the space prior to booking the space. There will be an agreement to be signed upon account creation in the booking system containing this policy.

Multidisciplinary performing artist rehearsal spaces at the Armory.

These spaces are intended for Somerville-based artists whose artistic practice satisfies the following criteria:

  • Activity in the space must be low-noise. No sound above 70DB is permitted.
  • Activity in the space must have a low-profile setup. Setup/breakdown should be in a reasonable time-frame and contained within the booked time.
  • Activity in the space fits the criteria of ‘cleanliness’ which requires all participants to remove their outside shoes or wear shoes that have not been worn outside and are clean and non marking.
  • Activity in the space is limited to artistic purposes within the disciplines of performing arts including dance, movement, somatics, theatre, performance art, media, and other ‘live arts’ forms which have a low-noise threshold without amplification.
  • Examples of appropriate use: A movement-based artist using the space for rehearsals; a media artist using the space for photo/video sessions; a theatre artist using the space for a streaming performance.


Artists must agree to the following policies to use the space:


Artists will be invoiced after each booking. Credit card information must be entered into the system before an artist can make a booking. If a payment is declined, the artist is responsible for updating the payment method within 48 hours of invoice/booking.


Cancellation/rescheduling can be made via the online booking system up to 48 hours in advance. Please note bookings cannot be cancelled after 48 hours before the booking starts. After this time, you are liable for payment for the booking and will be charged automatically. Cancellations are honored up to 48 hours before the booking and will not be charged. This is in efforts to create accountability for the time that is requested. Please be considerate of the time you book and commit to the time you book. Other artists may have needed that space, and cancelling with less than 48 hours notice does not give sufficient time for other artists to plan accordingly.


A security camera is installed in the space for safety and security of all. The doors have locks which must be secured/locked at the end of the Artists booking. The door must remained in the locked position at all time with

Types of Use:

At this time, all persons in the space must be registered in the system at time of booking and updated up to 2 hours before booking. This includes all rehearsal participants, group leaders, and observers. 

The space is limited to the use of an artistic rehearsal or an informal showing of work. Approval is required for the teaching of classes either private or in a group format. Classes require the artist to obtain liability insurance that must be shown/sent to the Art Space Coordinator at least 1 week prior to booking.

Dance Floor/Shoes

Street shoes are not allowed on the dance floor. All street shoes MUST be removed while using the dance floor. Soft-soled, non-marking, clean dance shoes are allowed on the dance floor – no tap shoes, no rosin.


No smoking anywhere inside the building. No incense or open flames of any sort.

Sound Equipment

A stereo system will be available for rehearsals, classes, and performances. The stereo system has an auxiliary jack and Bluetooth connectivity. Sound levels must be kept below 70DB.  There are red markers to indicate the highest level.


Props/sets need to be constructed in such a way that they can cause no damage to the dance floor. All props must have felt padding on any part that rests on the floor.


Please inquire to secure a designated contained area.  Artists may not move or use other artists’ equipment. Artists must strike and store their equipment after their time in the space.  Please allot time within your booked time for cleaning up and putting away items.


Access to the spaces will be via security lockboxes. Codes on these lockboxes may change periodically. If you are a current artist, you will be notified of this change via email. Lockbox codes are shared via a booking confirmation email that will be sent after making your booking.


Each artist assumes responsibility for the security of the space during each rental period. Artists are to lock the building at the end of their booking period. Artists should take the key out of the lockbox only to lock/unlock the door and should not take the key with them into the space or anywhere other than the lockbox. Artists are responsible for returning the key to the lockbox properly and scrambling the numbers of the lockbox afterwards.


For any urgent issue that might compromise the structure or safety of the studio or the building, please call the Emergency Contact: Callie – 617-863-2550 . For accidents, health crises, criminal activities, or fire, call 911 first then contact Callie to report the incident.


Each artist will assume full responsibility for any damage caused to any part of the entryway, studio, back rooms, bathroom, stereo equipment, floors, windows, walls, ceilings, etc. sustained during the artist’s scheduled studio time. Each artist agrees to pay in full for repair or replacement and/or disposal of any item or structure damaged by the artists or by performers, collaborators, or guests invited to SOM Arts Space by the artist. Full payment for damage will be made within 30 days of the damage by invoicing the artist the cost of the damage and will be charged to the credit card on file after notification of such damage. Alternative payment arrangements must be made within 3 days of notification of cost of damage.


Each artist assumes liability for injury to any persons they invite to the space, including but not limited to: injury to any party in the space at the time of booking. Artists are responsible for obtaining their own liability insurance.

Artist shall fully defend, indemnify, and hold harmless City of Somerville from any and all claims, lawsuits, demands, causes of action, liability, loss, damage and/or injury, of any kind whatsoever (including without limitation all claims for monetary loss, property damage, equitable relief, personal injury and/or wrongful death), whether brought by an individual or other entity, or imposed by a court of law or by administrative action of any federal, state, or local governmental body or agency, arising out of, in any way whatsoever, any acts, omissions, negligence, or willful misconduct on the part of Artist, its officers, owners, personnel, employees, agents, contractors, invitees, or volunteers . This indemnification applies to and includes, without limitation, the payment of all penalties, fines, judgments, awards, decrees, attorneys’ fees, and related costs or expenses, and any reimbursements to City of Somerville for all legal fees, expenses, and costs incurred by it.


Each artist assumes responsibility for returning the studio to a good state before they leave. All lights must be turned off. All window coverings must be returned to their original state before leaving.  Please dust mop, and leave the studio in the same condition (or better) for the next artist.  Nothing but water must be used to clean the dance floor if there is a spill.


Each artist must fill out a closing checklist form available via a QR code on the door of each space to make sure all housekeeping tasks have been completed. This is also the place to note any notes about unexpected activities that happened in the space, any issues that aren’t emergency-related, and any other notes that are relevant for the space and its use.


Trash and litter must be secured in designated trash areas before exiting the space.  Excessive amounts of trash are not permitted.  Please pick up litter and clear all belongings from the space as you exit.


Due to the shared nature of the building, artists and their guests may arrive at the time of their rental only. Artists who sign the contract agreement are responsible for the behavior of all of their guests and must be the last ones to leave the building during their rental period. No loitering in the common spaces.


Artists will sign this contract digitally before using the space via the online booking system.

Future Policy Changes

The Somerville Arts Council reserves the right to change the above rental policies at any time to reflect the needs and concerns of the studio, community, and resident companies. Artists will be informed of changes to rental policies as a notification in this booking system and will be required to agree upon logging in to the system.
